  • NSW: 44 weeks

  • VIC: 41 weeks

  • QLD: 35 weeks

  • SA: 52 weeks

  • WA: 68 weeks

  • TAS: 42 weeks

What really makes a home build finish quicker

After reviewing contracts in every state, I can tell you this: a quality build comes from a quality contract, not from a number of weeks on page one.

The contracts that actually protect you have three things:

  1. Clear, limited extension triggers. Not "any delay the builder deems reasonable" but specific circumstances like weather events over X days or government-mandated shutdowns.

  2. Evidence requirements. The builder should prove why an extension is needed, not just claim it.

  3. Your rights during delays. What happens to your costs if the build drags on? Are you compensated? Can you exit the contract?

What to do before you sign

Stop looking at the build period as your safety net. Start looking at the clauses that control what happens when (not if) that period needs extending.

Ask yourself:

  • Can my builder add time for vague reasons?

  • Do I have any protection if the build runs longer than planned?

  • What evidence is required before an extension is approved?

If you don't know the answers, you're signing blind.
